At what point do you establish LLC and close in those?

Our first deal was in our name being we did a live in flip.

We are looking for our next non owner occupant investment property.

We are looking for multi-family properties to be owner occupant. We will also be looking for flips as well. I am currently staying in Marietta and commute to work in Suwanee. Looking to be inside the perimeter or NE of Atlanta. 

I found a triplex that I want to be an owner occupant of here in the Atlanta, GA area. My agent says that a lot of lenders wont lend FHA on this.

I've called and emailed several today but looking for leads on any lenders that will lend FHA on a nonconforming property. I could do conventional as long as its not a 20% down.

Any advice is appreciated!
