I am also a realtor in Indianapolis. Most of my clientele is from out of state. Do your research before you jump in. Interview agents. Stick with 1 or 2. Most agents will be happy to work with each other. Agents are a great resource for areas especially if they have been in the business for awhile. Build your team of contractors and property managers. Again, interview them. Give them a second interview. This part of real estate is more important than the property itself. Anyone can buy property anywhere. It is how you take care of it after being purchased. Next, purchasing from the MLS ( BLC in INDY ) will allow you time for inspections, closing costs, etc. being negotiated. Wholesale properties ( off market ) you do not have that luxury. Off market properties listed on Facebook, wholesaling websites or anywhere else you may find them will be fast closes, non-refundable earnest money, no inspection time ( for the most part ) and you most likely will not be able to choose title company. You will have no time to think about it because it will be sold before you make that decision. With all of that being said, do research, get a mentor, set up an LLC and go for it. Indianapolis market is great.

Don't buy a dirty title.  I am a real estate agent.  I work with investors.  Please work with agents that insist on clean titles.
