Unfortunately, they are all over 10 Units.  The borrowers have extensive experience with smaller properties, but just recently got into the over 10 unit MF properties.

I have a client that has 2 multifamily properties that are in Amarillo, Tx.  Both were bought with cash and require significant rehab.  They are also completely vacant and in very undesirable neighborhoods with boarded up houses next to them.  I have had lenders interested until they look at Google maps and see the surrounding area.  Is this just a no-go in terms of getting a loan or are there lenders that are willing to lend on these types of properties?

I have a client (I'm a CRE loan broker) looking for a first lien line of credit in a long term rental property in Idaho. Is this a thing? I have been struggling to find a lender that does something like this. Any advice?

I have a term sheet from North Prime Lending, but I have never used them.  Has anyone had any experience with them?

Purchase price is $250,000 - will probably appraise for closer to $400,000.  Plan is to hold for a couple of years then subdivide.  Not sure of the timeline - contract is not in place yet, so there’s time.

Does anyone out there have any lenders for 45 acres in Mississippi?

I am looking to get a LOC against my portfolio of 12 rental properties that are owned free and clear. I am struggling to find any lenders that will do a line not a term loan. Anyone out there have any contacts they can provide?
