I'm pretty good at estimating having done renovations for personal properties in the past, but wasn't sure if it's best practice to always have a contractor come out before making the offer or if you feel confident enough, to estimate it yourself, make an offer, and then have the contractor come out later? Just seeing what other investors do. 

I'm wondering where in the process you bring in a contractor for an estimate whether that's for a flip or a rental property that you need to rehab. My issue is that I'm getting sent great deals each week but can't find any good contractors that will meet with me quick enough to look at the property before someone else already makes an offer. Is it better to make an offer before getting the estimate if you have a good enough idea of what the rehab might cost? It's just really frustrating because I keep missing out on good deals.

Also, I did have one contractor tell me that they charge for estimates. Is this common? I can understand them not wanting to waste their time. Just wasn't sure if this was common practice or not.

@J Scott thanks! That's really helpful. The property I looked at today needs A LOT of work, but it looks like it would make at least $30k profit.

Sounds like a good rule to follow, but also need to consider timing from close to close like you said.

Just curious as I'm using the fix and flip calculator, but what's the least amount of profit you'd want to make on a home where the ARV would be $200k? I'm just trying to get an idea of what's a good deal or not for fix and flips. Thanks in advance!
