I'm about half way there and will have it by the end of the year which is when I'm looking to buy my first place. I've had co-workers talk to realtors who won't even talk to them because they are within their first two years and say they won't be able to qualify for a loan. It makes sense but I was hoping there is some way around it

Hi everyone!

I am really wanting to get started on my real-estate investing. I have a great job... but I am a 1099 contractor at a 100% commissioned job. I started this job in July 2018 and you can't qualify for conventional loans without being with the company for at least two years (plus the first year, really 6 months, don't reflect much income do to start up costs). I really don't want to wait until Jan 2021 to be able to buy my first home. Does anyone know of any other way I can buy my first house-hack to get going on my real-estate investing journey?

I like my job, LOVE the people and would rather not leave but if there is no other way I can buy a house than waiting the 2 years I'm not against finding a W-2 position that will allow me to do what I want.

Any thoughts or suggestions are greatly appreciated!

Hey guys!

So I'm wanting to get into my first property this Summer. Finding a good deal is only the beginning. Once I find a deal, make an offer, and actually get the property, what's next? An example: I've found a good deal (I've run it through the BP calculator and the numbers are excellent). This location already has a tenant with a long-term lease. I know I inherit them, and all the agreements and forms they filled with the original owner. Aside from daily management, what else do I need to do? Obviously new things occur once their lease is up and that would be a different discussion.

Short version: I buy a propety, inherit a tenant... now what do I need to do/keep up with? People to contact? Forms to have? Important things to keep in mind?

I'm wanting to do as much as I can myself!

Hi y'all!

Not only am I new to BP, I am extremely new to real estate (as in I'm just starting to learn about everything). Needless to say there is a ton I don't know! I would love to meet up with some people in the Orlando, FL area just to listen to what you're doing, how you're doing it, lessons you've learned in the market etc. If anyone would be interested in this let me know! I am HUNGRY for knowledge and will take it from anyone I can sit down and talk with!
