Not really holding me back because I'm working through it all. But the underwriter for the loan is a real pain with, "we want this copy or that copy." Apparently that have issues with me having money and moving it between accounts. Just frustrating to deal with them. I will be looking for a different lender next time.

Over all my biggest issue has been all the hidden little things that keep popping up. Prepaying taxes, instead of escrow, and more little things here and there. If I can give advise from my experience keep your head up and your eye on the goal. You will get there, it just takes time.

@Carson Plant I am also buying a 4 plex and all 4 tenants are month to month. I have worked it out that I will be offering the current tenants that they can stay M2M but at a higher rate closer to market. But if they sign a new lease I will leave them at the current rates. (About $40 under market). I figure it's a win for me because long term money vs short term unknowns.

@Sheila Campbell. Check out a HELOC if you own a home. A lot of credit unions will do 95% to 100% LTV on a HELOC. Plus you can use it for a down payment over and over again after your tenants pay it back each time.

Check out the book "The Richest Man in Babylon." It talks about looking at your finances a different way. You have debt but you also have to invest in yourself.

My buddy is with Greeley Fire and said he would buy most places in the city.  But I take his opinion with a grain of salt.  He is single and doesnt worry about schools and kids stuff.  I have been searching Loveland for a multi family to house hack but they are few and far between.  If you can find something within price range of Windsor I would grab that too.  The market for family's is crazy there.
