I was talking to a realtor recently as i am looking to break into the wholesaling game and probably will be soon, and he was worried that these two state laws in Oregon prevent the reassigning of contracts for profit? I have heard of these arguments before and am pretty confident i know the basic legalities but if any of you can clarify i would much appreciate it. Basically the laws are supposed to ban the making of money through i real estate transaction for ANYONE but the realtor and the seller, obviously, and i just wanted to be clear on this matter. Thanks for the help.

I attended a 3 day investor summit of theirs a while back, and although i never signed on for their student mastery program, i would definitely have had i the funds available at the time. Yes its expensive, but i liked the mentors, i saw the use in the equipment and systems they provided. If you have the money i would definitely recommend them, but there are other ways to learn that isn't so expensive.

Hey. I am currently trying to break into the wholesale business as i have very little capital to start with and was hoping to use this method to build capital for other investments such as flips and rentals. I am currently in the process of finding a realtor, real estate attorney, contractor, and closing agent/title company. I was wondering if any of you had any recommendations?

Pardon me if i'm, wrong, but in this case it seems like a private money lender or hard money lender would be the ideal situation for you. They don't abide by the same restrictions as banks do, so you won't lose to timing. Also, because they are basically just acting as a single person bank, they have no say over what happens to the money or property after they have agreed to loan it to you. You will have to pay higher interest rates and you won't have 30 years to pay them back like the traditional bank, but if its just a matter of timing and getting together a down payment, a hard money lender would be a good situation. You will be able to maintain your independence and yet still have the money to grow larger.

Hey, guys. I mentioned in my introduction that i am currently 16 years old and as such can't do any actual investing but intend to basically as soon as i turn 18, and i figured that at 18 it would be as great a time as any to relocate for a few years into a better market to start off in. I already know the cities that are best for rental real estate and i was wanting to know what was best for wholesaling and/or flipping to see if any of the markets happen to coincide. So if you guys could let me know what you guys think are the best cities for flipping and/or wholesaling and why, i'd appreciate it.

P.S. I'm currently living in the Portland area, so if you guys could cities close to the west coast i'd appreciate it, though i'll consider cities nationally.

reading every book and article i can find on landlording and wholesaling and practicing analyzing deals on craigslist, realtor, and several other sites.

Asking price: 183k

Maximum Offer: 160k, although i'd love to get it for closer to 140k

Location: SE Portland

Duplex with both units having 2 beds and 1 bath

Gross Month Income: 1700

Anticipated Monthly Profit: $500

Repairs: No major repairs to best of my knowledge, maybe a grand or two in general repair

Just to give you a comparison, desirable areas in Portland can have 2 beds going for 900 and up, so the 850 per month units are close to market value, maybe a little under.
