Post: Low price homes are easier for new flippers to buy, true or false?

Doesn't it make much more sense, for new investors to start with a low price home, verses high price ones, considering their lack of money in the beginning? I live in South Florida, in a modest city, whose home prices are $125,000 to $200,000. Many of the homes here are in the foreclosure stages, or they have become bank-owned. It's harder to qualify for a mortgage with these prices. On the other hand, Ocala, Florida home prices start as low as $50,000, for a decent 3 bedroom, 2 bath house. I happen to like Ocala, and have thought of living there. I could almost buy a house in Ocala CASH, instead of worrying about getting a mortgage. I would appreciate any and all comments, positive or negative.

Welcome to BiggerPockets! I read your blog and I wanted you to know, that you are an inspiration to this 68 year 'young' man. I grew up liking mobile homes (my mother and stepfather lived in one) and real estate investing in general. Along the way, I 'sidetracked' myself by doing other things, but I still believe that real estate IS the way to true financial independence. You are definitely getting an early start at it, and I sincerely wish you the best Marshall!

Welcome to BiggerPockets Celia!

I was stationed at Davis-Monthan Air Force Base many years ago (during the Vietnam war). I enjoyed living in Tucson and getting to know the surrounding areas. I especially liked the weather! South Florida is not as comfortable. Like you, I have been 'learning' real estate for many years but I like to keep learning. BiggerPockets offers something for everybody! I admire your worthy goals. Hi everybody! I signed on to BiggerPockets some time ago, but have not really been active on this website. I would like to seek out real estate agents in South Florida, that have invested in real estate for themselves, and who they presently work for? I am an inactive real estate agent, who is thinking about working again as a Realtor, with the intention of becoming a real estate investor too. Many years ago (when I obtained my real estate license) I bought several single family homes (one at a time), rented, and then sold them, but I really didn't know much about investing, then. Would like to hear from those people, who started out with one small rental property, and then worked their way into producing a nice positive cash flow today. Any, and all comments will be appreciated. Thank you!
