Because I'm just getting the property under contract and assign it to the new buyer

I'm not talking about Cash Investors. This is not an investment property. I will look for a family who wants to move in the house and get mortgage on the property. Since the bank is involved, how do i show them my fees on the HUD?

I got contacted by an owner who wants to sell his property for $150,000 which is the mortgage he owns on the property. But the market price of the property is $165,000. If i get the property under contract for $150,000 and wholesale it for $165,000, is there anything illegal about it?
