Well, I am sorry for the confusion.....I thought I was able to speak freely, but apparently not-my thoughts are governed here, so I will not stay, and I will no longer promote this site to my investors. As I stated, I was merely having conversation with someone else, and apparently it was not posted with the previous post. I apologize for that.

I have had a terrible day, with some enormous life changing events-and at the end of the day, I don't feel like being criticized for simply trying to make conversation with someone else-it did not apply to you-I was making conversation-if that is not allowed-then I don't know what to say.

It would be different if I were degrading, threatning or harrassing-I changed the subject to simply open the door to new directions in the conversation and to be friendly-as to keep the conversation going, I did not know that it was going to create such a problem. Have a nice day!

I was simply making conversation....responding to the previous post. He lives in Texas, so I asked him if he had seen the show about the agents in Texas, and then I asked him about another real estate show-what don't you understand? I was not speaking to you directly, so it is irrelevant that you do not know where I was going in the conversation, isn't it? I was having a conversation with someone else.... :crying:

That is good that your market is still strong-we have topped out here! What are bandit signs?? That is a great idea to give my lender....except probably next to nothing is under valued YET.....Thanks for the site info. I agree it is nice to have less work as far as marketing to generate leads-it is so time consuming! None of the old tried and true techniques I used in the past are working any longer either, so I have to get back to the drawing board with some new creative strategies! Do you watch Flip that House?? The agents on that show are in Texas....I can't believe some of the stuff they do, like painting the tile instead of replacing it, and painting the grass so it will be green, pretty crazy...lol. Another show about Real Estate that is pretty interesting and true to life is Million Dollar Listing-except the commissions, I have experienced all that they encounter on that show-LOL!

Thanks a bunch for that info....I have applied with firstpreston.com. I have some helpful info for you also if you are really interested in getting in as a vendor of BPO's/REO's for banks and asset management firms. It is a database of approx. 200 firms you can apply with. I would be happy to email it to you if you would like, or can send via fax-it is legal size and 4 pages of spreadsheet info. It has to be opened with excel if I email as as a file, but you can manipulate the file if you have excel and make changes to it, such as new numbers, contact info etc. I appreciate all of your help, and it is really nice just to have contact/conversation re: r.e. in general, so I would love to be as kind as to help you too! Have you gotten bizznizz from first preston?? I have applied with about 150-200 firms in the last week, and am hopeful of some new bizznizz, because the market here is sooooo slow! I was in the top 13% in sales nationwide for Coldwell Banker last year, and this year I have averaged one sale a month!!! It is about comparable to my second year in R.E. I figure that the foreclosure market will provide me more then enough bizznizz shortly, I hope....plus it has been my primary focus to help those in foreclosure to stop the process with pre-foreclosure sale-this is a little different, but since I have the experience in dealing with the lenders on short sales, and pre-foreclosure sales, I figure why not expand my market for additional bizznizz? I used to mail 30-60 NOD letters a month and would get 2-3 listings off those, and now I am mailing 200 per month, and am not getting any bizznizz off of them! It is a very wierd market. But, listings are not that great now as there are almost 5000 homes for sale, and last year at this time there were only 800. People are always interested in Foreclosures though because they think they are going to get such a tremendously discounted deal on a home, so I could pick up some buyers off of these listings if I am able to get them-that is my plan. Are you still selling? What is your market like, and what area are you in?

I know it will be a lot of work........but, I also know it will be a huge advantage if I get into it now-it will pay off in the future. I am really interested in doing BPO's as they are quick, easy and they generate a lot of extra income too! I am uncertain of the whole REO deal, but am definately up for giving it a try! Have you ever done short sales? I have done a lot of them, and would equate the extra work to doing an REO because there is a lot of paperwork, and phone calls with the lender involved, and in addition to that most of them require a lot of repairs, as these are already in foreclosure, and most of the time the owners have pretty much trashed the place, and it is a piled up filthy mess! I just am uncertain of how the lenders are to deal with as a principal....what is your opinion if I may ask-or this topic is open to other views as well-I am open to feedback from all sources. Thanks a lot, yes-I am currently applying online with many companies, and have already worked with two companies doing BPO's-do you prospect these sources, is it ethical for us to send them something via mail?? I was actually thinking about doing that, but did not want to violate anything by doing so.....has it worked well for you?? Or do you contact the lenders-any advise appreciated.

Yes, that is definately correct! We thought we wanted to be rid of the hassles of managing our own, but realized that we spend a whole lot more time managing our properties out of state then when we manage them ourselves-and it is tremendously more costly to hire a PM, as they like to just throw your money out the window, and into their bank accounts!

Yes, I agree-it is going to be huge.....in my area alone, I was prospecting NOD's in January of this year and mailing out 15-30 letters a month. Now there are 200 foreclosures a month in a town of 500,000 people. Do you have any advise as to getting started with REO's and banks?? I saws your posts prior to joining and found them insightful-they inspired me to join....are they worth the money and hassles and headache, considering you do have to pay them a referral fee, and take a reduced commission?? I wanted to post a reply on that topic, but lost it so I could not-but I can verify that it is that way too in California, as I live here, and that is how it works-Cali Girl thought we got kickbacks-not so!
Are they a tremendous amount of work, and do the lenders lean on you real hard, as regular sellers can do sometimes, or are they less cumbersome then dealing directly with a seller who lives in the home? What has your experience been with them??? Thanks a bunch!

P.S. Make sure you print out every email from the PM, and go into your sent box, and print your replies so you can start a paper trail of evidence!
