Hello ! 

I am in an agent training program called BOLD ( Business Objective-A life by Design, not Default) We each need to make 20 contacts in a day (phone, face-to-face, anything but it has to be 2-way) -to a total of 100 contacts in a week, introduce ourselves and ask them if they or someone they know needs to sell or buy a home. So here I am, asking ALL of BP members: Do you or anyone you know want to sell or buy a home in NJ ? If so please give me their contact numbers and a referral . Thank you ! When I get 20 replies or messages, thats 20 contacts for me -I am shooting for 100 contacts in a day for the 100 CLub!

I have a buyer currently interested in putting in an offer online at http://www.hudsonandmarshall.com/ .It says I have to execute a cash contract. But it also mentions "if you are financing , you must have a loan commitment" . What do they mean by cash contract? Is it that the Good Faith Deposit should be in cash ? Anyone have any idea?

Hi ! 

In the course of my work, I come across tons of short sale listings and REOs that of course are not easily accessible to everyone.  I also come across good deals with owners that I am not able to close on  .I recently came across a builder whose (fixed up and ready to go) house I previewed for a potential sale  and  and by the time I could run the comps get back to him he had already (and very proudly so) sold the house for 100K less than the market value !! 

Would be glad to help anyone looking to invest or sell in NJ-if you need comps or any other help, let me know  !

Hi BP members . Been reading your posts for a while now and decided to jump in finally ! Im a new investor with 3 deals done last year, all multifamilies with conventional mortgages. I'm also a new RE Agent. Hope to have a fruitful experience here!
