Hi everyone. Should I get my realtor's license in Colorado if my intention is to fix and flip/buy and hold residential properties? I've heard both sides of the argument.
On another note, I may want to move into multi-family commercial units. Should I consider a commercial broker's license as well? I know I'm asking a lot of questions...Maybe someone could point me in the right direction?

Side note: Not sure how much this helps, but I offer 21 years electrical experience, if anyone's in need....

Hey I think I goofed. Should I not put my company's web site as my signature? I don't want to promote if it's frowned upon here. Can someone please let me know? I do want people to know that I have 21 years of electrical knowledge and am willing to help them if they have questions.

Thanks for the posts you guys. Josh, you asked what facet I'm interested in...Therein lies the rub. I'm still (and always will be) educating. This seems good, but my head is spinning somewhat. Between podcasts, forums, books, etc. it's hard to focus on what to focus on...
Do I get my realtor's license to access the MLS? Is it worth it, or is the market to saturated for REO's in the region I want to concentrate on? Would I focus on only REOs, or something else?
Should I focus on commercial, since the lending criteria is not based on my/our income (which is fine), but the income producing potential of the property itself? - Podcast
I'm bouncing this info (and adding more) around my brain on a daily basis. I'll get it figured out; that's the one thing I DO know.
Again, thanks for the posts. They are a big positive for a newbie.

I am an electrical contractor in the Denver area trying to get my feet wet in the REI business. Can anyone offer suggestions on how to hook up with a mentor and trade electrical knowledge for REI advice?

I would recommend having a qualified electrician take a look at this. It should cost you around $100. Here's why...

It sounds like you may have one of two things going on in the bedrooms:

1) You actually have a ground wire in each box, and just need to swap out your receptacles to grounded receptacles (In this case you are stoked, this is by far the cheaper option)

OR

2) You only have a hot wire and neutral wire in each box and no ground. Installing grounded receptacles won't solve anything. You would need to run new wiring (romex) that incorporates a hot, a neutral, and a ground wire. Yes, this can get expensive fast.

Having a qualified electrician tell you which is going on may be worth your while.

On the other note, GFIs should be installed where the inspector recommends. They will work in those locations without a ground; it's just that whatever you plug in won't be grounded if that makes sense.
