Seven months ago I made a shift in my real estate investing model that has proven to be far more lucrative and passive than what I have been doing for the past 8 years

my former model was to buy distressed properties, renovate them, place tenants then sell the final product to cash flow investors. This is a good model that works but the down side was stress over load for me. Each day was filled with:

maintenance issues

shaking down crazy tenants

phone calls from crazy tenants

driving around with piles of cash (in small bills) praying I wouldn't get "jacked" at my next stop

This was making me an old man FAST
