Troy. I would agree, i have no intention of messing with my dear friends deal. However, it is in my brokers and his daughters best interest for the closing to happen so there really isnt a chance of them not wanting this to close.

But, im totally looking for a new managing broker and EVERYTHING in writing!

i had another thought pop into my head. is a buyer allowed to switch attorneys in the middle of a deal? with no penalty? in a case which the broker and lawyer are related there could be conflicts of interest?

craig. in illinois, its pretty standard to use a lawyer for real estate transactions.

in a usual deal, buyer would hire inspector, loan officer, broker, n lawyer. BUT good point

im going to go on a limb (without the whole facts) and say yes! however he did state in an email that, if he was to just do paperwork he would do 25% but if he was going to complete the deal i.e.; showings, paperwork, closing he would do 50/50. it wasnt until now that my friend called me to say shes under contract that he mentions he will pay 20% and he also got his daughter to be my friend's lawyer... so basically im i totally screwed.. or will that email and exclusive agent agreement hold weight

Sorry for the confusion. In Illinois, all salespersons were required to become brokers. So now there are either Managing Brokers or Brokers that work for managing brokers.

I took the necessary steps to become a broker but chose to hang my broker license at my Managing brokers office.

I will contact my hotline. I guess my question is, there is that exclusive agent contract right? If my friend had signed that, but she signed a contract with my managing broker as her acting agent, how does that play out.

I am a broker. I have a very good friend of mine who I have been looking for a home for over a year. I had to leave out of the country so I talked with my broker over email about completing the deal for me.

In the email he offered to complete the deal for 50/50 which I thought was very fair.

So, now my friend is under contract and I emailed my broker to clarify our deal in which he now magically states all that he will give me is a 20% referal fee. And that I should be lucky to receive that. As well, he has appointed my client to hire his daughter as the lawyer for the deal.

They are set to close in about a month, inspections are done, just waiting for financing.

What are my options? What if I have a signed agreement with my friend/client prior to her going under contract with my broker.

I can say that Im truly shocked and hurt by this behavior. any help with be greatly appreciated
