If @Adam Smith is willing to drive across the state of Oregon just to hang out with us Portland folks, then I do not want to hear any complaining from people about having to cross the river to make it to the event :) There should be a good turn out and I am excited to see some familiar faces.

I hope to see everyone at the next Bigger Pockets Portland meet up! Unless I am corrected, I believe it is being hosted by @Brad F. and other members of the portland bp community at a restaurant in NE in mid-October. More event details will be posted soon so keep an eye out

I don't have many thoughts after that exquisite post! One thing I can say is if people have an interest, lets put a date on the calendar and get people to RSVP so we can get a head count. I think mixing up the location is a good idea too. @Brad F. if you have a location in mind, book a time in the next couple of weeks and get something set. I am looking forward to it! Let me know if there is anything I can do to help you prep

@Mike Nuss Have a circuit of different Real Estate Professors from different Universities guest speak at every Rare Bird meeting and just like everyone else, I will be there. Hahaha

@Jay Hinrichs Sounds good to me! You basically just described what an excellent job @Jessica S. did at the first one. She created an agenda, time frame, and everyone had a chance to speak. Each member introduced themselves and got to say a little bit about what they do in the area, or their interest in real estate, after which we all broke up to do networking.

Maybe for the third meeting we can tag team? Jay handles the event space, Jessica, @Brad F. and @Adam Smith create some kind of agenda or a couple talking points? No matter what, we should definitely get another meeting on the calendar soon because it seems there is a demand for it and it really benefits people who want to make local connections.

Maybe the next meeting can be more interactive? There are tons of people who have pearls of wisdom to share and an equal amount of people with questions.

I would definitely check out Josh Dorkin's blog article on the basics of wholesaling. In that article he talks about one of the most crucial aspects of wholesaling. Which is: if you can get a property under contract for a low enough price, and can offer it to other investors at a low enough price, it does not matter where it is or what shape it is in, someone will buy it. Many people will disagree with me on this one, but those people do not understand what a low enough price is. A quality wholesaler can get properties under contract for lower than anyone else can provide them for, which is why they are so good at selling properties. If you spend all your time and energy into finding properties that you can sell for ridiculously low prices, you will not need to work on finding buyers/investors. Anyone will buy the property is you get it for low enough. My two cents
