A pretty good paid service I came across is sitexdata.com. Until you can get MLS access I think that their your best option.

The reason I ask this question is because I've called several title companies and asked if they do assignments, double or back to back closings and they all responded as if it was illegal or something.

My question: Is their a new way wholesalers are closing their deals?

Or is it that I just haven't talked to the right title company yet?

And if a wholesaler in the South Florida market could point me in the right direction it would be greatly appreciated.

You definitely need to have at least a close estimate of what the repairs are in order to make an accurate offer, unless your end buyer is someone that your familiar with. If not it may be harder to attract a buyer.

You pretty much have the process down, only you never give the earnest money to seller, it goes in escrow to title company.

@Christopher Winkler I understand the majority of investors will have a realtor pull them for them, but I was wandering if there were any investors who prefer to pull there own comps, on there own time, at there own pace that's developed a system to pull accurate or close to it when your out and need a quick estimate.

Hello Bigger Pockets Community,

Quick question, If a property is already at market value and doesn't need any repairs done to it, do you still use your 65 or 75 percent rule when evaluating it from a wholesaling perspective?
