Hi, ladies and/or gents,

I have a short sale deal im working on with wells fargo and below is some info there are requesting can every one provide me with advise, rebuttal, strategies, tactics, etc that will help me deal with the requested info.

We need:
Your highest and best offer. Current over
would be denied.
Buyer’s articles of incorporation with signatures
And people who are authorized to sign.
09 income tax
More recent bank statements.
Please have seller comment on having business or
being self employed
also can everyone elaborate on the short sale addendum stated there no flipping to take place.

im doing a flip with a standard P& S with disclosures stated my intentions.

hey ,how is everybody i have a situation where i have a married couple on a deed and/or title on a short sale property that i thinking im of working on the only problem is one of the spouses is deceased. There was no will and/or power of attorney in place.

How can i structure this deal ? what paper work is needed ?if get the living spouse to sign is that doable ?

Hi, short sales

I need some feed back

I have 3 prospects with each one of them having a countrywide loan that they would like to short sale.

My concerns is i keep hearing people say dont work with countrywide it will be a waste of time.

When i ask why some of the feed back im geting is

1. they dont entertain any offers or order bpos unless its 66% of whats owed.

2. they dont short sale second homes or investment propertys.

3. when and if you do get a short sale approval letter it states the buyer cant resale the property for 30 days(deal killer).

Should i even try working with countrywide?Undecided

opinion and /or advise will be greatly appreciated

Please help me i really want to help these home owners.

Hi short Salers or RealEstate investors

I have a situation where i have two propertys that have a lien form the local city or county.

I have managed to get the liens reduced alot. I just got off the with the rep and i ask can they do some sort a partial realse and get paid at closing she stated she wants me to fax a request over and she would have her boss see if it possible she stated she doesnt think the do that.

any suggestions. or advise.
