Its never a good time to get started so JUST GET STARTED. lol I started wholesaing in the worst climate since the great depression. Back in 2011 it was very hard to find buyers but I did it and I am glad I did it. So, my advice is get started today.

If the price for the triplex is GOOD then  thats the most important thing.  Yes, you can still rent the unit with window units. you might not get as much as a unit with HVAC but if you charge 50-100 cheaper then you will not have any issue with renting it. So most important thing is to BUY IT RIGHT. if you are adamant about putting a HVAC unit expect to pay between 4500-5500 to have it done RIGHT. I did one on my triplex about 2 years ago. Of course if you get closer to 4500 thats a GOOD price so hop on it. I am also in the same area as you if you need a licensed HVAC guy. S/N if your open to wholesaling the triplex I'm still buying for the right price.

I would Sale & move on with my life. The reason I say that is 1 thing goes wrong with your tenant than BOOM there goes your cash flow for the year. When renting property its not if something goes wrong its when! Glad you're leaning more towards selling now.

Houses are still moving fast here. Charlotte is a growing city with lots of potential still. That wont stop in the next 20 years. A good case Study is Atlanta its been a growing city since 1996. And like the above mentioned Houses are still getting multiple offers and moving in days. I wouldnt say expensive but we are certainly not Cheap. The MLS is not the best place to find GREAT deals FYI..

Hey man your property management is not on your side. They are in your pockets. If i were you once we get out of this covid 19. I would end my agreement with them IMMEDIATELY. You probably can end it now because im quite sure they have it where you will have to pay out the remainder months. my friend @Kevin Stringari  use to manage my stuff for years. I would seriously look into hiring him. The fee collection when you receive no rent is probably just one of the ways they are getting over.

Ive used Chris Shellburn attorney at law. also, is your property management still wanting fees from you? if so you need to get rid of them

I am an investor who is looking for local bank in York county who have an appetite for Real estate Investors. I have done this strategy multiple times in the next state over. This is a new area I am investing in and wanted to know  if anyone has a recommendation for a small bank in the area.

 living in the south more people prefer a house to rent over an apartment.(this is my opinion) When I was living in north jersey alot of people preferred an apartment like @Account Closed stated when the cost of living is super high. You will notice people want apartments to get a break on living expenses. However, Living in the Charlotte area people with families want to rent a house due to you get a yard and you dont have someone on top of you all day & night. I know someone who is currently looking for a place to rent she is 50 plus & by herself. She refuses to live in apartment she is only looking for small houses due to she wants to control her peace around her. And doesnt want to have to deal with other people not cleaning up their dog mess, no noise on top of her or bottom of her. This is just my observation & not FACT on this matter. I do desire to pickup apartment buildings in the near future. However, I am very glad i have SFR's in covid 19. Right now I know a few of my counter parts who stay in luxury apartments complexes who have rented an AIR BNB houses to help decrease their chances of getting COVID-19. And alot more people are choosing to rent houses due to that matter.

no one on this thread can give you ways to get out of that contract with out seeing your contract. And then I would talk to an EXPERIENCED agent or an Attorney to review to see if you can still get out.
