Yes I am considering finding a host to arbitrage the property and I do not have any experience with AirBnB. As far as returns go it would have to be significantly higher than the rent for the property.

My concerns are who will manage the property when something needs repairs? The owner or the host?

What happens if the host does not pay the owner?

How to I find host(s) that may be interested?

Just wanted to circle back around. Thank you for the advice, I appreciate it.

I am not seeing anyone speek to this but I'm having a difficult time acquiring properties at the right numbers. Used houses in my areas NC and FL are selling for above cost and many builders are not allowing investors into their new home communities in the Tampa area. My strategy is primarily BRRRR and flips but the discounts are slim. Anyone found a way to overcome these challenges and make opportunities out of them instead?
