I am in the OKC market as well, I live Out of state now but I still buy in OKC, I really wish there was a virtual meetup we could do...

This comes down to where you want to end.. I had full coverage when I got my first place. LAter someone here showed me that all i really needed was enough coverage to buy a new place if mine was lost. So since I buy low thats 40k, not the 140k I was told it would take to rebuild. So if this is a place you plan to "comeback" to at some point get full coverage. If its a "investment" you really just need enough $$$ to clear off the lot and grab a new property to keep the $$$ coming in. Donate the lot to a church if you can't sell it is my thought.

i bought both of my SFR in cash, ill have to let you know how it goes but one is rented the other in rehab ...slow rehab :)

The tenant I have has a dog, the PM company charged a non refundable extra cleaning fee and added "pet rent" @ +25/mth. I have no problem with it so far.

@Jerry W The two so far were around 20k each, after expenses the first one does briing > 500/mth and the other one will do a little better than that. 

I havent gotten all the details on the other deal, mainly from being hesitate on it. The houses seem to be < 25k so about the same as the couple I have. My concern is having too much low end inventory and not being able transition later on. My original plan always had 3 or 4 lower end units. The new deal could bring 5 more and thats more than I planned. 

Im not sure if thats enough information, I think my concerns are not as much on the deal as it is having so many low end and out of state rentals.

Hello BP,

I am pretty new to the site and I thought I would ask this question to get some ideas on what all the people smarter then me woudl do in my situation. Right now I own 2 SFR I bought for cash last year. One is being rehabbed the other one is rented @ 650. I hve a PM company helping with the one place and I have been gettgin my handymen from angies list for now...

I have a chance to grab a few more properties but I'm a little nervous about it since Im now Out of state.

Do you guys think I should continue down this path, or start looking for the MFR.

My goals are to bring in 8k in passive income, to make my job optional and build up some retirement funds. I was a contractor until recently so the investment accounts are pretty low.
