@Cameron Tope I have a property under contract currently with this exact situation. Sell has a FHA loan and a loan mod was done 12 months ago. I would like more information if you have learned anything on your deal. I am going to have title ran this week on mine...

Do you have a target area you would like to invest in &/or a neighborhood type? What about a target in terms of the specs on the properties you will be looking to invest in? (i.e. 3/2/2 in the 1,500 - 1,800 sqft, $125,00 - $175,000 range). Are you looking for turnkey or are you looking for deals and are willing to rehab?

 Yes Hattie, you are right on. My plan (not sure if its right yet) is to target neighborhoods with houses built between 1950 and 1990. 2,3,4 BRs, 1000-2000sq ft. I would like to stay close to home, Rockwall, Rowlett, Garland, Wylie, etc. 

I wanted to do wholesaling at first to build some capital, but plan to do some rehab as well, I'd like to here more about your process and your buyers list.

Good question Joe. The main reason is I'm a W2 employee at my current job, in which I wear many hats, all dealing with affordable housing. It boils down to this: I'm killing myself making my clients rich and my paycheck never changes! I do eventually want to invest in multifamily, but less than 5 units per building. I've had my fill of apartments and the problems they provide.

Hi Everyone, my name is Rob, I'm interested in starting a RE investment company with a focus on SFHs. I currently live in Rockwall, TX and work in Dallas as a VP of Operations for a multifamily property management company.

I have 5+ years as VP of Operations for a fee based management company. We have 13,500 units under management in 10 states. We specialize in affordable, multifamily apartments. However I have no experience with owning RE, other than 3 homes I have bought and lived in myself.

My short term goal is to start and run my own RE investment company, while continuing my "day job". I plan to grow my knowledge and my business beginning with wholesaling and flipping single family homes. My long term goal is to move into a full time role and buy and hold single family homes, building a portfolio of 100 houses within 10 years.

I am willing and able to provide insight to the multifamily rental business from a property management viewpoint, don't hesitate to ask. In return, I'm looking for any and all knowledge and support to get started in SFH RE investment world.
