Hey BPers,

I've been diving into the world of real estate investing, particularly exploring creative financing techniques like "subject to" transactions. While I'm excited about the potential opportunities, I understand the importance of having the right legal support to navigate these deals successfully. I'm currently on the lookout for an attorney in CT with experience in subject to transactions. However, finding the right legal counsel can be a bit daunting. So, I'm turning to this community for guidance.

Have you worked with attorneys specializing in subject to creative financing transactions before? If so, how did you find them? Are there specific strategies or resources you recommend for locating experienced attorneys in this niche? Any insights, recommendations, or personal experiences you can share would be greatly appreciated. Let's pool our knowledge and help each other succeed in our real estate endeavors!

I am in the market for a 5 to 10 unit multifamily/apartment building in the Raleigh/Durham, NC area and I am looking for a steady deal flow to analyze properties so that I can buy my next rental property this year. @Obi I. Awesome, thanks for the info. Do you know of any sites that are good for reviewing real estate market metrics? For example, employment, types of jobs, average income, renter vs owner ratio, etc?

@Adam Chmielewski I bought my house in December of 2016. Ended up moving into it in September of 2017. I was doing projects slowly over time, fixing up room by room. It seemed like demo took forever, then when everything was ready for building/finishing, it went super quick. I am really glad that I decided to buy a 3 bed, 2 full bath so that I can use one bathroom and fix the other and then fix the old one and use the new one. But the single best take away was learning what went into plumbing and electrical work. I have a full understanding of what it takes to do any and all plumbing and electrical work so that I can speak the language and understand the true cost of a job when I decide to hire contractors in the future. I decided to try to sell my house on my own in April, got it under contract in May and closed in June of this year. So I was happy with how quickly I was able to close on it, how much I learned from it and plus made a little profit on top of all of it.

Good Evening BPers,

I just successfully completed my first live-in, flip house in CT. It was a phenomenal learning experience and taught me more than I could have ever imagined (plus I was able to make a little profit on top of that). Anyway, I would like to reinvest my proceeds into a multifamily property. I currently have a 4 family property I share with a partner/friend which will be cash flowing nicely once we have completed all of the renovations that we would like to do. I am also in the middle of buying a commercial property that I have a long term tenant for with another partner. However, my ultimate goal is to invest in larger multifamily apartment complexes in Raliegh, NC, Charlotte, NC, Austin, TX, and Fort Worth, TX. So this is where BP comes in... I have some limited partners/passive investors that would like to join the journey so my next step is to find reliable commercial realtors, property managers, and contractors in my target areas. My dream is to own/manage at least $100 million worth of real estate (hoping to 10x that!) within the next 8 years. So if I can find the right team in the beginning, I would absolutely love to bring them along for the ride that will help everyone in the end.
