Thanks Harjeet, by big banks do you mean banks like US Bank, Wells Fargo, etc? I'll start inquiring with them.

I'm new to Real Estate investing and looking to invest out of my home state in California, for obvious reasons that it's gotten too expensive here for a new investor like myself with limited capital.  Can anyone give me advice on which banks will finance an out of state investment property under 100k?  I've heard that credit unions local to the property's state can, but many of them have very strict guidelines and will not lend to out of state investors.  Any help is greatly appreciated, thanks.

Thanks Jonathan. My wife and I have visited and have family in Florida. We've always been attracted to that State. Finding a property in Florida would be awesome. I think I'll start analyzing areas there.

Thanks Matthew, I'll start combing the country and analyzing properties. My wife anc I have always been fond of Florida, so I'll start going through that state with a fine tooth comb.

Awesome, thank you Matthew. I like your advice of working backwards. With the capital we have saved, I've been looking in the $150k price range that would generate good cash flow as a long term rental.

After thinking about real estate investing for sometime, I decided enough was enough and it's time to stop thinking and start doing. Thanks to BP, the world of real estate investing suddenly felt tangible to the aversge person like myself.

I live in Southern California with my wife and children. My wife and I have saved some money and would like to make our first purchase of a multi-family unit out of State in the year 2021. I'm an avid listener and follower of BP and have started to search, but I can't seem to narrow down locations in this vast country of ours. Any feedback?
