What kind of returns are typical of an average DST? I am sure, like everything else, the answer is....it depends. Having said that, is there good information on DST's anywhere and how they work?

Thank you to everyone who replied with advice and their thoughts.  It has been a pleasure reading new post from people with experience in the industry.  

As far as my situation, I have a full time job as a Firefighter/Paramedic that took me 4 years to achieve and I love my job.  I do have some time off for other ventures most people don't have with their job because my schedule allows for large chunks of time off.  

Having said that I am more of a blue collar guy and a hands off investment seems to make the most sense for my family. Triple NNN leases are definitely on my radar right now as possibly a very smart move for my family's future.

My family has owed a modest size cattle ranch for close to 100 years in the mountains above San Diego.  We are selling a piece of it but because of the capital gains tax we would be subjected to we want to do a 1031 and buy investment property.

Having said that my brother and I own the land and are both young and just starting families.  This is a huge decision for our family in regards to what to buy with this money.  The dollar amour is north of 1 million dollars.  

We would like to secure as much cash flow as possible but be safe about it as well.

Any suggestions on generating safe cash flow in Southern California or even out of state with a million to use?

We have considered buying SFH in the Temecula area of riverside county or close by to diversify and spread out the risk since we are new to investing but we are not sure.

Any suggestions appreciated thanks.

     As a beginner in real estate investing I am seriously considering crowdfunding as my starting point.  I am lucky enough to have some capital to put into real estate but being in Southern California and new to investing my options are limited.  So Cal is not the ideal buy and hold area from what I have been researching.

     Obviously being a beginner I am in no position to be a flipper in a tough So Cal market with a full time job already.  I was hoping to get some users opinions on crowdfunding and the fact that it potentially offers a mulitude of deals in different areas for an investor.  

   I realize a real estate investment is only as good as the investor makes it through due diligence but if crowdfudning is anything close to the hype where would a beginner start in researching deals?
