2021 was a game changing year - my husband and I went from 4 doors to 15 doors by leveraging the power of the 1031! We are out-of-state investors with SF & MF properties across Huntsville, AL, Richmond, VA, Augusta, GA and Austin, TX. Sky's the limit - bring on 2022!

Hi Meghan - love that area on CT - so beautiful! There's a very active AirBnB owners group on FB that I think you'd find useful. Not to deter from BP, but another option for education and discussion.  Most list primarily on AirBnb and VRBO.. and there's of course many others.  Also, AirDNA is a great resource to understand the market, occupancy and rates.  Wishing you the best of luck!!

When evaluating new neighborhoods to invest in either MFs or SFs, what % mix is ideal - 50% rent / 50% own? Lower or higher on either side? Do you have different criteria based on city neighborhoods vs suburbs?  Would like to hear opinions.

@Account Closed - sure the Leander property is about 30 minutes north of Austin.  Lots of tech companies have or are extending a campus out there - Dell, Apple, Google to name a few.   If you need a reco on a Realtor, I can help with that.

@Jordan Majure - apologies - just seeing this (new to BP).  We have two properties in Leander - both are 3/2 and rent ranges from $1650 to $1745.

Investment Info:

Single-family residence buy & hold investment in Leander.

Purchase price: $217,000
Cash invested: $10,000

We settled this investment property down after visiting 10-12 in the north suburbs on Austin. The price was right and it had been built in 2017, so we figured there would be limited repairs. We put a tile floor in throughout the home and a fresh coat of paint. had it rented in two months and it's been cash flow positive since.

@Dave Foster excellent info thank you. What if the property is currently in my husband's name, but we both want to participate in the 1031 to purchase the new properties? Is it recommended we setup an LLC first, or is it ok to move ahead to sell the existing property in his name and purchase the new properties in the newly formed LLCs (all assuming that we will purchase our of CA)? Thanks!

We are selling a CA investment property (single family) this summer, and plan to do a 1031 exchange into several other like investment properties. Question is, if the title is in an LLC in CA, what happens to that LLC if we purchase in other states?
