Does anyone know of an app that tenants can use to perform their own move in condition report when moving into a unit that can also be used when moving out?

Thanks Brandon and Karen,

The "investors" would actually be lenders. They would lend the money for the project, or for the down payment portion and would be repaid with interest or a portion of the profits from the sale of the units. Have you seen this type of arrangement or am I off base? I do have relationships with some people with cash that are looking to branch off into real estate. I am not certain how to structure the deal. So far, I have talked to the local municipality and would be permitted to build the triplex on the land. I have met with an architect that has built a similar project. He provided some rough estimates on what the costs should be and have started discussions with a Builder. I also have a good idea of what the units would sell for. I have been working on this for a couple of months and need to get some cash to get started. Sorry for the long post. Hello All,

I am looking for some assistance putting a Development deal together. I have a piece of land I am looking to purchase and build a triplex on to sell. I have some investors that are interested in investing in the project but need to figure out how to structure the deal and get them a marketing piece with the details. Can anyone provide some advice / guidance? Any help is greatly appreciated.

Have you been able to get your project off the ground? I am working on a similar project on Pittsburgh and trying to get it off the ground. Have the same questions on how to structure deal with private money for down payment and finance the balance

You can count on collecting the portion of the rent to be paid by section 8 as long as they are eligible. It is up to the tenant to pay their tenant portion which can change as their circumstance changes. Unfortunately, if you evict a section 8 tenant they DO NOT get kicked out of the program. Unfortunately we have first hand knowledge of such. Section 8 can work but you must screen your tenants the same way you would without section 8. Prior landlord references should tell you if you want them as a tenant or not.

Chris,
Thanks for your reply.We have been using PW for 2 years but the last 6 months have been aweful. The Sites all went down ans were down for days and the service has not been the same since which is unfortunate because we have more issues than ever. We manage about 250 units and it would be a big job for us to move to another solution but will have to if things do not improve soon.

Does anyone else out there use Propertyware? If so, are you experiencing issues? Since the outtage a few months ago we have several issues and support has been terrible. Please let me know if you are experiencing the same.
