I apologize for the spammyness of my above post.

About me? I got into flipping homes about six years ago and averaged 1 or 2 a year until the market cooled. Three years ago I became a licensed Realtor and have been doing very well ever since I learned about marketing properties on line. In less than two years I went from being the new guy at my agency to leader of the top selling team. The majority of it has been because of my online marketing combined with my work ethic, notice I did not say my mental aptitude. As for smarts I would say I am average at best.

My local market? Primarily 2nd homes and retirement communities. We were not affected adversely by the sub prime loan mess as many parts of the country were. Since 2005 our prices have not gone up but they have not really fallen much either. I have clients looking for half priced beach homes everyday and I'm sorry to say they just don't exist. If you are lucky you may get 5%-10% off from the peak prices of 2005. Homes are not selling like hotcakes but they are moving quickly enough to make a good living.

In the coming year I look forward to locating another rental to add to my small real estate portfolio as well as expanding my web based realty company.

I've logged in before but it's been a while.
I was actually logging in to post some news but I bet if I read the new rules and regs it will say something about a certain number of postings before I am allowed to. I guess I will go back and read the new rules...

For anyone interested, there is a silly Realtor SEO competition for the keyword " Greatest Real Estate Agent in the World " going on. Type the keyword into google to see how ridiculous it has become. The first three pages of google has become nothing but Realtors fighting for the top spot. The contest ends may 1st with about $4500 in free websites & hosting from one of the biggest real estate webmaster companies on the net.

I'm not pushing anything here other than a news story.

My wife had actually been in real estate for a few years and I watched her bring more and more $$ home untill I said Hmmmm seems like I picked the wrong field to be in.

We are now a husband/wife REALTOR team and doing better than I ever imagined.

I'm primarily our marketing/sale guy, she takes care of new listings and contracts. We closed over 60 deals this year. It has almost been a Beverly Hillbillies/rags to riches story. I do have an advertising degree that I had never used from MSU and recently had been flying with the US Airforce as a crew member on a large cargo jet (C-5). My Wife Kelly was an artist and occasional property manager. I don't know if it was a fluke or if we can do as well or better this year. I can tell you it was a lot of work, but not hard physical work like I had done in the past.

I currently own one rental home (4 bedroom 2 1/2 bath) that I rent out to Air force guys. They always pay the bills or the base takes it out of their pay. Ho w difficult is it to make the switch from small time landlord like myself to running larger units?

It's the day after christmas and I'm not expecting many sales calls so I thought I would do a little reading on the web and came across this site.
