Thank You for your good advice everyone and @Chris Carollo I'm interested mostly in multi-family but I don't mind just starting with anything I can get my hands on.

Hey, Ive been reading and going to seminars and looking things up and now I want to just get started and get some experience. I know myself and I know I'm a hands on person so I will learn a lot more once I get started. But I don't know how to estimate rehab cost, are if I find the private lender or the deal first, and just a whole lot of things holding me back. Can anyone tell me a step by step plan?

Brand new to Bigger Pockets and Nebraska and looking for experience in real estate so that I can eventually become financially independent and shortly after be a millionaire thru investing in real estate, paper, and business assets.

Hey, my name is Ray. I just finish reading "The Book On Investing In Real Estate With No and Low Money Down" and I'm ready to get out there an get some cash flow and experience, but my credit isn't so great and I don't quite know where to start. I personally want to try multi-family and eventually learn how to do lot's more different types of real estate investing from there.
