Have you considered hard money? Your deal looks like it could be a good candidate. That way you may not need to give away 50% of your profit. Something to consider possibly if you haven't done so already. Way to go man!

I'm looking for a good purchase and sale agreement to use directly with sellers. Anyone willing to share what you are using locally here in Washington? I looked in the download section, but wasn't sure if hear were used locally here. Any help is appreciated. Ray Sample, Chehalis Wa, 98532.

I really appreciate these scripts.  Thanks to all for providing them.  They are a great resource that I intend to use and internalize as I reach out to motivated sellers.  

Thank you Dave, I appreciate your welcome to BP.  I've been listening to the podcasts for a couple of months now, but am just recently beginning to reach out and expand my network on bp.  I'm  doing this whole investor/flipper thing full time know and am committed to make it work.  It's pretty exciting and am looking forward to seeing how God blesses my endeavors.  I really feel that this is what I'm meant to do right now.  I've had people I trust tell me that the best use of my God given talents are to Negotiate and then Delegate, and that's what I plan to do.  I may need to put on the tool belt more in the beginning, but hope to automate the process as much as possible and employ as many people, creating value in their lives  Thanks again Dave.

Ray Sample

Over the past 19 years I've built 3 houses for my family, done 3 flips(one being a live in flip) and flipped a couple of parcels of land.  In June I finished my 19th year of teaching elementary school and have embarked on a new adventure and will be flipping houses full time.    I've learned a lot already from various online sources and books.  I've really appreciated listening to the BP podcasts, and have listened to a great number Michael Quarrels Podcasts as well.  I've also listened to some excellent books that have also helped me build a foundation for my upcoming adventure. (Rich Dad, Poor Dad,  If You're not first you're Last & Are you dumb enough to be rich?)

I'm very interested in collaborating with other like minded investors,  I've come in contact with a few in this area, but am always open to meeting and working with others as well.  

I feel like a know what I need to do, still have a lot to learn, and so I am seeking my first current deal.  I'm poised, ready to jump in and take the bull by the horns.  Can't wait to see how the Lord is going to lead and bless in this new venture to help me take care and provide for my family.
