Mark Nolan and Kevin Moen So what you're saying is I could use the SDIRA as a promissory note to myself in a JV property? Using it as a partial down payment is that right?

If you had $15k in and Traditional IRA what would you do. Transfer it to a SDIRA? Get in to notes? Go into buy and hold? BRRR? Withdraw it and use it as a down payment? Leave it and invest in stocks?

No deposit on such a small job. If he can't carry the cost of a 1 day job the he is not a secure company. If you absolutely had to pay send him a lien release (waiver) or meet them at the supplier and pay them directly. There is always joint checks too, but usually used for larger jobs.

Sorry to hear that about your child's school. 

Your statements helps, because some of the ratings can be unreliable. I'll really need to use other resources.

What if the house looks like a good deal but the school rating is low, I mean very low? 

Are the school rating standards different for a flip and a rental?

What if you set a standard and the rating is below the standard, but looks like a good deal? Do you pass on the house.

What school rating website do you use?
