@Patrice Penda okay thanks. the only problem I'm having is that most the houses I'm comparing to aren't updated like I would be looking to do so its hard to make judgement on what its worth.

@Jeff Greenberg its a retirement fund in my pension. if I were to rollover it over what exactly would I do in the correct way to avoid legal problems?

hello all. I have 2 questions.

I'm using the fixand flip tool just to get the experience on using it. the only thing I'm haaving trouble with is determining the ARV. how are you guys determining this? and how accurate is it?

when it comes to marketing your property, what is it that you guys are doing that are you selling youre property fast? I want to sell my first property as fast as possible so i can create the profit  for the next property and have funds to pay the monthly payment while doing rehab and waiting on the sale.

hey guys I'm just looking on advice on using my retirement fund on purchasing property. I'm currently 21 so I know theres a tax for early withdrawl is there anything else I can do?

sorry mike I was looking for a partner for a real estate but perhaps side work wouldn't hurt.

Hey guys,

 new member here. I recently listened to the Gabe Desilva podcast here and it he mentioned through out that he rolled his 401k to aan ira to avoid early tax penalty. Im looking to do this same thing with my retirement fund. I talked to a financial advisor but he says he didnt have many answers fore other than that id still be penalized. Can anyopne give me some insight here on what to actually do and if its still taxable, what is deemed the least taxable account i can withdraw my funds to purchase this property?
