I agree that property taxes were pretty low and I wasn't surprised by an increase. But 27% is a major increase. I hope there won't be any increases for the next decade.

Just saw this on the news. Anyone that is local that has intel on the situation? For anyone thinking about investing in Allentown / Lehigh Valley, remember to include this tax increase in your calculations.

As I start to accelerate my investing, I am beginning to get hit by more and more credit hard pulls as I am trying to get pre-approved to buy properties. Once I scale up, how do I balance between getting approved and not hurting my credit score too much?

On top of that, I am into credit card churning which means I apply for an average of one credit card per month to get the sign-up bonus.

I see two options here:

1) Ask for a $50-75 raise. In the worst case scenario, if they say no, you can always say "let me think about it" and let the lease go month-to-month.

2) Like what others said, go month-to-month until you get your personal situation sorted out.

I like option 1 because you won't get what you don't ask for.

Could you talk about the properties you purchased and financing for each property? I recently purchased my 2nd property and I am starting to run out of money for a down payment. I am curious to see the type of deals you purchased.

Or Levy I was mulling over similar options a couple months ago and I ended up choosing Allentown / Lehigh Valley. I inherited a tenant and we are about to finish the eviction process. All-in it took around 45 days so that shows you how landlord friendly Allentown is. With 50k you should be able to buy a SFH.
