In reading the information you posted my advice is that you may be better of finding ?your niche market."  You can review the city or township you want to work in and see what will work best for you.   You may want to learn as much information as you can, however, that's where many people get burned out:  Buy courses, going to seminars, going to boot camps, trying to learn and know it all before they start and work their business.  Look and see what is selling in your market then repeat that success.

I think people gather in these forum to get information on the complete process of making real restate deals, i.e. finding properties, writing the contract, finding funding, closings, finding contractors, getting the rehab done, selling the finished rehab project, taxes, insurance, etc.  I think there should be "open forums" with links to articles and news on each subject.  Plus other items likes corresponding advertising in each forum.

The gurus are about taking your money for their time and knowledge.  I don't think they are about making deals for you unless you make the deals yourself and give them the credit for helping you.     I ordered a couple of cheap courses and before I even read or studied the courses, I got phone calls from those creeps trying to sell me on mentoring.  Mentoring is were the big bucks are spent.  And from what I hear they take your money up front and do nothing for your the small guy. 

There is enough information from people who done it and advertising from suppliers that you can use to pull it all together and do deals yourself.  The only thing I haven't seen is the contractor piece of the puzzle.  I'm still looking that piece of it.

I'm new to real estate investing.  I'm located in the DC Metro area.  I joined bigger pockets to gain more knowledge on the subject through learning about how the Bigger Pockets pro do it.   Being new, I'm in the process of forming my investor team.  I'm looking to form bonds with general contractors, real estate attorneys, real estate agents, investment bankers, mortgage brokers an other team members suck as other real estate investors.  I once held a Maryland real estate license, however, I didn't get much out of that experience, i.e. broke, no experience and no knowledge.          I look to better my life experience and lifestyle as a real estate investor.
