Can you talk a bit more about what you mean being working the dispo side?   Do you have your real estate brokers license?

No I'm not licensed...yet. I plan on getting licenced during some downtime from school just to have it under my belt. By dispo side I plan on wholesaling and working with other wholesalers in the market who also have leads and connecting them with my buyers if the numbers, location and details are all in a row.

Thank you for the welcome!Lately I have been focused on building my client list and working with active buyers in the market.So far I have found some success via rei meetups and meeting with great people in the market.As for leads at the moment I'm currently sourcing leads via d4d and word of mouth. I had some leads recently but I have found myself connecting more with buyers hence why I'm leaning more towards the dispo side.

Not sure if this is possible if you’re in Chicago proper but I’ve had a lot of luck with my small town bank so I’d say maybe try to find a smaller bank or a credit union to build a relationship with and open an account with that you can begin building a relationship with.

When I first started trying to get loans my small town bank beat the big national ones by a country mile in terms of interest rates and services. They may not beat them for everything like number of ATMs or service branches but they don’t sell their mortgages, they know me by name, and they actually want my business. Last Christmas I even got a box of candy and a hand written Christmas card.

Hey BiggerPockets fam, I'm very new to wholesaling and have been looking for deals in the Tennessee market virtually.I may have found my first deal to put under contract.The numbers are good with room for a more than enough rehab budget and was wondering how I would find a cash buyer in an instance where I have no boots on the ground.I know this question may have been asked a million times already but I would love to learn all different perspectives on the process.Thank you
