Post: Colorado landscape turf vs sod

I'm looking to turn my primary residence into a rental when I move out. The previous owners did not take care of the landscape and it has been difficult bringing it back to life (front yard and back yard). I am curious on everyone's thoughts on whether it would be advantageous to use artificial turf instead of sod. It seems it would be more beneficial to go with turf as it it can cut down on water costs, maintain its appeal throughout the seasons, and with a warranty to maintain dog wear and tear. I don't see a tenant weeding and taking care of the lawn with as much care as I have tried even if it's in the tenant bylaws that they are responsible. All thoughts are welcome!

Post: Cash out refinance or leave as is

Hey y'all,

I've been speaking with my lender and he can help me refinance my home with another VA loan and cash out $50k, which I told him would go towards a down payment on a new property in a year and I would rent out my old home. My main concern is this: if I refinance, I can have the $50k for the down payment on the new home but the mortgage payment would increase to a point that I do not feel that it would cash flow out too well. I am debating this method: choosing not to finance and rent out my current home and use a VA/FHA loan for the new home but I would have less to put down upfront, or doing the refi. Would like some thoughts from people more experienced.
