On another note...if the acoustic ceiling has been painted over with a latex paint, expect to pay A LOT MORE. To remove the acoustic texture, it is first wetted down and then scraped.  If there is latex paint over the texture the water cannot penetrate and it becomes a much more difficult process. Most contractors avoid bidding on those jobs or charging a lot to do it.  I have even seen some contractors that sheet rock over the existing and just texture the new drywall.

Property management just informed me we have a tenant lined up for this property. We will be starting rehab pretty quick. Still time to jump in board.

Hi all,

We are opening up a great opportunity to new (or seasoned) investors! One of the problems when starting out investing in real estate is that you are usually dealing with 100’s of thousands of dollars to get into a property. That can be pretty scary to a new investor. Not to mention trying to qualify for funds for acquisition and rehab.

First of all, we are Home Investment Team, llc. A Colorado based company that operates in Colorado as well as other parts of the US. We look for distressed properties, acquire them and then rehab to be used as rentals or flip them.

Recently we started pursuing properties in the Detroit area (after much research about the economy there). There is a great demand for rentals and a great supply of distressed properties, all at great prices.

1. We will wholesale it at $26,000 and you do the repairs (Approx $13,000). ARV is $49,000

3. Sell the property turnkey - We will sell you the property, do the the rehab, get a tenant in place, and get property management in place so that all you need to do is enjoy your passive income.

We own 2 rentals (free and clear) that we are getting ready to rehab. Each one needs about $20k in repairs. We are looking for funding during this phase. Once completed and rented out we will cash out refinance. Both properties are located in Detroit and rent for $700 - $800/mo.
