Well consider that it has to be in an interest bearing account. If you have them all in one account are you able to calculate the interest of each deposit when it's time to return it?

@Eric M., violence can happen anywhere in any city. You should be more worried about your teen while he is in school. Tell your teen to be aware of his surroundings and don't act like a tourist. OR, you can lock him in his bedroom for the rest of his life.

The bigger issue here is it being reported to the credit bureaus. However, you should be able to dispute everyone because credit bureaus only show things that are 30 or more days late. If she is reporting your rent 30+ days late, then that is fraud under Fair Credit Reporting Act.

Some cities (like Chicago) have strict rules on what type of properties can be Airbnb (or similar). If you call it a hotel, you have to have a hotel license and other things. In Irving, maybe you don't have such rules. It's usually an issue where affordable housing is an issue because you are removing 8 units from the housing stock.

If you're netting $100 per door you're doing very well. You can buy doors at home depot for $35, and sell them for $100. That's a good business model. Oh wait...you're talking about rental properties. Carry on. LOL

4 lights, CFL or LED will be like $5 per month if left on 24/7. If it passes code to wire it that way, then I'd do it. Your tenants won't even know or notice the difference in the bill. For the small amount of electricity it will use, you might even tell them just for tranparency's sake. With an electric bill, about $20 is just for having the service but your actual bill may be $5.

ISSUE - if one tenant gets their lights cut off for non payment, one light will be out until the bill is paid.

OR, run all the common lights to the first floor unit and reduce the rent by $10 a month. 

@Brad Collins, Yelp! is one way to share your experience with the management company. BBB isn't reliable, because registered businesses can pay for a high rating. But even with Yelp! and Google Reviews, companies can pay a kid $5 each to create positive reviews (it happens more than you think).

Buyer Beware. You can't really complain to anyone. Just don't use them any more. You can sue, but you will likely lose because your agreement gives them authority to make decisions about the property on your behalf, even if they are bad decisions. Count it as a loss and move on.

No, electrical permit is not proof. It's only proof that the owner wanted to do something electrical, got a permit to do it, and signed off that it was done properly.

i wouldn't pay one dime. That's part owning a pet. That's why landlords don't allow pets.
