Hey All You Do It Yourselfers!

I know that there are quite a few of you out there that do all or most of the rehab on your properties yourselves.

Well I stumbled across two sites that I thought were pretty informative the first one

Concrete Calculator is pretty cool just enter the width and length and how thick and it will tell how many yards or premix you will need.

But this one, Drywall Calculator is just the absolute best it is powered by Georgia-Pacific and what makes it so great are a few things.

first of all you enter the room dimensions (and round up to the next foot) and you can include the ceiling if you want and not only will it calculate:

How many sheets of drywall you will need.

It will also tell you

How many rolls of drywall tape it will take to do the job.

How many pounds of drywall screws or nails and their size.

How many pails of Joint Compound you will need to finish the project.

and all the tools you will need as well.

Bonus- there is a free downloadable PDF as well with all kinds formula tables as to help make things easier.

Enjoy

Ray

Hello @Robin Prettyman

@Eric H. and @Bill Regan are right, there are far more options available for funding a property than most investors know of. That's because newbie Investors have been lead to believe that a bank or mortgage company is the ONLY way you acquire property, Wrong! We have a number of clients that we have funded and continue to fund that uses the B.R.R.R.R (Buy, Rehab, Rent, Refinance, Repeat) system that Brandon Turner talks about all the time and like Eric said Brandon's book Low/No Money Down Investing is a great also. Plus there are a number of programs out there that could help you with down payments.

Cameron, If I may put in my two cents, I have worked in the past at an Internet TV Station, I found that most web designers want a small fortune to do what you can do for free.

You can hit godaddy.com  or name.com and pick up a domain name for about 10 bucks, then go over to wix.com and build your site they already have templates that are set up for RE businesses you just have to type in the information and up load your pictures and your good to go.

Plus if you need to up date your site for any reason you can !!!

And you don't have to pay a web designer to do your updates You can even put video on your site

good luck hope I helped even if it was just a little

Nathan, Beautiful! You were right the house wasn't to awfully but still had issues. I am new to the area and can not believe the investment opportunities that Florida has to offer. So I have made the decision that this year I will start buying and holding. I've worked with flippers and rehabbers before but not a lot down here in Florida yet, so if I may I have a couple of questions.  The workmanship is really good did you do the work yourself or job it out? And please correct me if I'm wrong The spread sheet shows no rehab or repair costs expect for $0.88 for a stopper to the bathroom were there any and if so how much ? Or did you just really luck out on it ? One last thing, what was the down time on the property? Thanks Nathan
