@Alfred Litton Thanks Alfred that answer does helped a lot . We kind of knew it especially after we saw the inside pics of the buildings . We would like to invest in SFR there if we can get good cash flow but the big challenger is to Manage them from CA . Until or unless we can find some reliable person locally there , it is gonna be difficult to scale . Your thoughts on that ? Again I really appreciate your feedback.

Looking to buy a 12 unit MF property in Wichita Falls,TX . Not sure if it is a good choice . Extremely value add property with about 50% occupancy on month on month rent and property needs good amount of repairs on few units. The population of Wichita Falls is the same since year 2000 and is about 104K. The owner is a older person and has been managing this and bunch of other properties on her own . Pro forma cash flow can be around $1300-$1400 after all expenses and debt services. Any advise would be greatly appreciated.

If you have the CRM ready to go and you have all the data collected to target certain markets ,all you need is hire a VA and half of your problem will be solved .VA can filter the motivated seller for you and you just have to call those few leads instead of making numerous calls yourself.
