 background had 5 yr old issues, didn't say any arrests. i took tenants words for giving a chance.

thanks Dan, that will probably my plan . unfortunately this investment is a already a out of pocket expense on monthly basis, having a PM adds to expense. wrong choice of 15yr mortgage period  due to recent downturn in the area rental market.

Post a notice on the door requesting a representative of (Tenant Name) contact you prior to May 1st, or your "late" date. If you securely tape it across the door AND frame, you will know if anyone has entered. Depending on your locale, you could also just try contacting the PD to see how/if they can facilitate communication to get instructions from the tenant. If no success with either of these, do not hesitate to take proper steps to initiate an eviction.

how to contact tenant in custody?

thanks for your suggestions. i have tried to see if any one still at townhome, no one was answering. i am waiting for bar association for attorney referral. Rent is not missed yet, as it happened in past 2 weeks.

Hi,

we found that the tenant who signed the lease as single occupant got arrested. from county website charges seems to include drug and other, bond is very high. I tried to reach emergency contact listed, but its not working. Could not see anyone else living there now. We had seen tenant's adult daughter on few occasions when went to collect rent, but no contact from her. Is going thru formal eviction is the only option. Pls guide
