I too was an out of state landlord and needed to switch management companies. I didn't have the level of problems you are having, never-the-less I found a new company before my tenant lease was up and notified the former company 30 days in advance. I checked references and also, contacted local investors to see if there was any negative press on the new company that I had not heard about. In addition I googled them to see if there were any online complaints (it was scary changing companies because I've been burned by a mgmt company in the past).

Fortunately my transition went smoothly and all is well. Good luck!
