You don't need to move, I agree w @Jeremy Taggart if you wish stay in NYC take advantage of higher salary compare to other Markets and become an Out of State Investor.. It is possible to live in an Expensive City and invest OOS. Look up @David Greene he's a Pro in doing this, he wrote a great book about OOS investing for BP..

Personally I would look South, look for a State w warmer weather so you don’t have to worry about snow removal, look for a State w Friendlier Landlord laws. I prefer to flight South for 2 hours than driving North for 2 hours.. That’s just me, I’m sure others will have different opinions

Although Mindy & Scott do a nice job filling in for @Joshua Dorkin its not the same without the original!!!  Just heard the Podcast, great Podcast hoping @Brandon Turner can make a detail Webinar in using Social Media to find RE leads & tenants. Ive used Facebook Marketplace for my rentals but now I'm questioning what else can I do w Facebook?? Sorry I'm an A/V Engineer I need to critique, Audio quality was poor maybe tell your guests car Interviews maybe not the best idea.... Although Gary was a great guest I'll let it slide :)....

From what I've read, and my Closing attorney confirmed forming LLC in state you are doing business in is whats recommended.

You are correct with your research, in general Banks dont like providing conventional financing to LLCS (newly formed or established). I did a Cash out Refinance last year, bought Property under my LLC all cash and went it came time to do Cash Out REF had difficulty finding Finance, I eventually found but because of LLC paid a higher Interest Rate.. If you're looking for asset protection look into Umbrella Insurance.

I had HVAC issues after purchasing some of my units, I decided to get a contract. NC prices will be different from NY prices, I pay $250 for each Property. For this service, I got 2 Maintenance visits Per year Typically in Spring (before Summer starts ) and Fall (right after Summer ends). With this service I also got prefer service, although I haven't need to use this service Murphys law after getting this service contract Ive had no HVAC emergencies.

In hindsight I dont plan to renew.. What I've learned new HVAC systems dont need this service contract I try to have my handyman inspect Properties quarterly and filter Inspection is on checklist.

If you're having issues, try to find out how old your system is, I recommend once it reaches 15-20 years consider replacing. There are quick ways to find out age of your system if you dont know, PM me and I'll send you info.

I replaced 2 HVAC systems from my Properties w same HVAC company, I know the owner very well same company I have service contract. I feel with or without the contract I can get the same high service because I'm giving him business and he knows I will be giving him future business. During Inspection process and Inspector finds something questionable I call the same tech for an opinion.

Once you find a good Company I believe you dont need a Service contract, if you give them enough business they will go out of their way to solve your issues especially if they have installed several systems for you. The trick is finding a good company, I have to admit I went thru a couple until finding right one.
