Would love to sit and chat with local whosalers here in Cleveland or a local investor who has knowledge of the market and can provide great insight to the business.

If your making the tenant pay utiilities, you wont get $650 in that area. I'm a few blocks away from that address and it will be very difficult to get $650. I've noticed a lost of investors have came into these areas buy low and have been very succesful with land contracts. I'm fairly new to this but being a banker in this neighborhood gives me a some what good insight.

Why a yellow letter why not just a former typed letter? Just wondering. What are the pros and cons?

I've been reading the books offered from BP and a lot of forums from diffrent investors, I've strongly been considering getting into wholesale to get some experience in the field while also learning on the way. Would love everyones opinions and knowledge on wholesale. I'm all ears to everyones comments as I am eager to learn.
