@Anthony King I did live in the house with a VA home loan for 24 months within the preceding 5 years from the date of the sale of that house. That one I've been told I don't have to pay capital gains on. Although I had no idea the VA home owners had a 15 year window to not pay capital gains, that's great information.

The second property is the one we are most definitely going to pay capital gains on. My wife lived in it for 3 years and rented it for 6 years before selling it.

@Nicholas L. I sold because of the inflation and I was stretched out thin with tenants calling every minute about a small defect. After selling I took the time to re-visit my numbers and going out I was renting the property way cheaper than the market called for and I could have paid a property manager.

@Jeff He thank you for replying. If I'm right it was an indefinite COC return, I had used a VA home loan to purchase the property, lived in if for 2.5 years then moved further north in VA. After that it was rented for 2ish years. I'm open to invest anywhere as long as the numbers are good. I'm looking to cash flow a minimum of $300+ per property, I would like to round up us many as I can. I'm digging in deal to this BRRRR method and I'm liking the endless possibilities I see.

Which investment strategy would you recommend my wife and I use to maximize monthly cash flow? My wife and I sold our two rentals a couple of months ago, now after selling we concluded that we did the wrong thing. We should have did a cash back refinance to continue investing with that money.

We are now sitting stagnant with $130k in our account. That’s roughly what our CPA said we could count on once we pay this years capital gains. I should have consulted our CPA prior to selling, that 1031 tax deferred exchange I recently learned about the hard way would have been helpful. You live you learn. Aside from that mistake what should we do to maximize cash flow with multiple rentals?
