i prefer cold hard cash. My experience easier to hide come tax time. All my best tenants pay cash. my personal feeling $800 in cash is real money, when other tenants deposit straight into a account doesnt feel the same. I use all cash rents for gas and groceries.

@daniel i hate to admit this i always negotiate cash for keys or return a portion of deposit even if unit is trashed. in my experience not worth my time doing an eviction loss rent loss time and head ache. Check if there is a local landlord tenant mediator in your town. i have had good luck with that process

@Sam hate to admit it, but i been using same model for 10 years. i purchase 2-4 unit buildings in need of work with low rents and bad management. i raise rents to market value deal with turn over and usually sell to a bay area investor who thinks we are all rookies in the valley. :)

My biggest mistake was purchasing a rental that was negative cash flowing and praying for equity, if you get a chance read rich dad poor dad changed my views on investing

i keep my my credit cards at 0 balance and at least six months of my nut in savings. Last year i had two full turns at one of my buildings and had to replace an air conditioner. My capital expenses were over 30k for 2017. i always ask for closing credits to hold on to as much capital as possible. hopefully this answers your questions

please please please do not invest in cosmetics until you build your war chest. i own multiple fouplexes and need at least 15k reserves for apartment turns or other repairs ac heating plumbing repairs. if you haven't closed ask for credits in consideration other 2 units are not renovated.

I personally have borrowed from my 401k but only for investment property duplex minimum. if possible occupy duplex, i personally lived in my own units for seven years before purchasing my primary residence. My son was born in a duplex i was flipping! good luck Cortes family

Glad to hear your investing in your future. I would focus on cutting personal expenses and trying to buy multi units. My wife and I lived in a triplex i bought on a first time buyer program. We made a 7 year plan to live in our own units to acquire as much as possible. My son was born in a duplex i bought while my wife was pregnant :) Your plan is solid if you can sacrifice as much as possible now for later. Good luck Cortes Family

Rich dad poor dad changed my life. when you get a chance read millionaire next door. Tax hacking is the easy part. the hardest part i have found in my experience is to live with a  frugal mind set. the greatest advice i ever listened to was to purchase a triplex with a first time buyer program. Your on the right track!
