Hi, looking at a 6 unit multiplex in San Jose where rent increases are capped to 5% annually. 3 units have ~$500 below market rents which makes it hard to make the properties break even (esp in the current interest rate environment) even at 5.75% CAP. Am I obliged to renew a lease? Any other thoughts on how to raise these rents? Thanks.

@Jay Hinrichs What size lots are these? Thoughts on lots in Oakland area given they're closer to SF/East Bay?

Hi, I have several Single Family homes that I am thinking about selling and buying a multifamily. I want to avoid any taxes on the sale and have read about 1031's which make sense for selling a single property for another, but does anyone have advice on how I might accomplish this with several properties to sell? Thanks!

I've seen a number of side by side duplexes in the Bay Area for sale and am wondering if they could be split and sold as separate properties like a row home. They currently have one parcel ID but 2 completely separate entrances. How can I find out if it's possible and how to do it? Has anyone done it in any state? Pro's v Con's?

Does anyone have insurance broker recommendations for single family in Milwaukee for out of state investors? I have a few properties there and seen insurance premiums jump significantly because I am not local so keen to explore alternative options. Thanks !
