Post: HSA Triplex , tax free investments

Yes, I am able to contribute $7000.00 a year fo an HSA account, I set up the LLC with my attorney, the LLC is owned by the HSA, I was able to purchase this triplex with $6000.00 down, I had my HSA administrator send funds to the new LLC bank account, my resident agent fro the LLC is also my property manager, I can read and approve the documents, he can sign for the LLC. All funds have to flow through the management company, net profits each month can go the LLC bank account, the LLC can send funds back to the HSA account, and I have check writing privileges with my HSA, and I can pay my medical expenses with those funds. Once it's set up, it really a great way to pay medical expenses. I hope that helps.

Hello all,

closing this week on a triplex in muskegon, opened up an HSA account, set up an LLC to buy the triplex owned by the HSA , my property manager will manage the triplex. I have a high deductible health insurance plan, the HSA will cover my out of pocket expenses for prescription, lab fees, Doctors visits and Dental expenses. Tax free. All investors should consider this plan for an exit strategy to be able to leave the 9 to 5, 40/40 plan. Best regards, stay safe , stay well. RK.

personally I am heavily invested the muskegon market,  yields and cap rates are all in the investors favor, rents continue to climb, demand is crazy high, resulting in higher valuations,  which is having me consider selling some of my multi units to raise capital to get into mobile home parks. Muskegon is great. Let me know if I can be of service in navigating muskegon,  or if you need to refinance anything to raise capital. 

My portfolio of sfh is full, but I am concerned if an economic slow down leads to more layoffs,  then rents cant/won't get paid , I am trying to build up a rserve fund to last for 12 months. Just in case.

Grand Rapids is great, valuation is at an all time high. Consider looking a few miles west in Muskegon. 

still have many opportunities with much higher upside potential there in muskegon, very strong employment and climbing rents. And climbing values. Let me know if I can be of assistance?

Good morning,

After you max out the number of loans the local bank will do for you, with full documentation of tax returns and a new P&L and W2s , getting a loan on a non owner occupied property for between 5 and 6%,

Is a good deal. We dont require and tax returns or a P& L, just an appraisal,  title , insurance and the leases. A whole lot easier than any bank, and make sure it's a 30 year fixed loan, you dont want refinance every few years. Thanks.  Ratan

I researched RFID tags , but can't use locator to find the stolen item. I looked at GPS tracking, but they need batteries changed frequently, and a monthly fee to be paid like a cell phone bill, any ideas would be greatly appreciated. This set back will eat up two years profit. We have to find a way to catch these thieves. I have in the past hooked up cameras and paid for wifi until the house sold or rented, but setting  up and then cancelling the service was very expensive too. HELP.

After the crash, I was unable to get bank financing, so I would only buy with seller financing or with cash. Occasionally with hard money lenders. I am so pleased to find out that A. I could get a loan, B. I didn't have to provide tax returns or a P&L, C. The lender that did my loan is an asset based lender, I got a cash out at 80%LTV. D. I used to be a mortgage lender before the crash and I am launching back into the mortgage business . Very excited for 2020. Happy new year to all my fellow onvestors.

Hello,  consider going 30 minutes west. Muskegon.  We have more and better opportunities for cash flow.
