yes i agree land trust are very important tool.

when you sign lease as manager of PMC, do you write your name ? 

so far this is as far as i got 

1. Privacy with land trust using a 3rd party nominee trustee service (that may hold 100's of properties) will unlink the properties from one another. This is step 1. It can kind of make the case less attractive for contingent lawyers.

2. Cash Stripping by liens will be next.

3. Beneficiary ownership of the trust in WY-registered LLC (no member or manager info on public record) will help restrict the liability to the only property owned by that llc.

4.  liability coverage and umbrella policy 

5. A property management company to deal with leases and tenant. This is costly for already cash flow -ve properties. struggling to figure out a better way for this privacy step.may be just create my own PMC LLC an manage all thru one company.

Thank you so much for your comprehensive reply.

I am using some of these measures.

First issue I encountered: land trust fails to work as smoke screen, because the deed is recorded in trustee name. Using LLC as trustee is also not considered appropriate by many. So only solution I could think is using a 3rd part Trustee service .And getting a trustee deed which will be recorded in future when I sell the property.

What do you think?

Managers can; Trustees can, LLC partners can; You can have an attorney be an agent and have them sign. You are exposed no matter what if it is revocable. If you are that concerned, hire a PM, but you are still on the hook most of the time. If they sue you for something you did wrong, they will find out who owns it. so if someone put my name they don't see the 15 houses I own

and a few other reasons too

when renting a property owned by LLC or a Trust (to maintain privacy), who will sign on behalf of the landlord, (manager or trustee). the signor will have to disclose their name (Me) which will blow the anonymity

I made my Trust sign a management agreement with My LLC but then when i signed as manager of LLC on lease that exposed me again

To me seems like the only way is to have 3rd third-party PM contracted which then signs the lease with Tenant, but that is a lot of money wasted every month   

any thoughts and ideas is appreciated
