that’s another great point. If I’m understanding you correctly your saying that if I do allow them to stay and it is covered by my insurance to call theirs also and verify that they have the correct information to be properly covered and not just what the company needed to hear to get the cheapest rate. Very interesting! That makes so much sense but I have yet to ever call and verify anyone’s coverage.

@CJ M. thank you for your response, I’m almost sure the insurance does I’m waiting to hear back from them for confirmation. I’ve sent them a Notice to comply letter, so far it hasn’t had any eviction language just a reminder of the lease language along with a copy of the rules and regulations. Hopefully that’s all it takes. My worse fear is that if I threaten eviction but they know I can’t evict right now they just stop paying and/or trash the place or something

@Amy A. Hi Amy, I actually listened to your show! I feel like I’m talking to a celeb lol. Thank you for responding. Yea I’m kinda still working on finding that balance between being “that guy” who hassles about little detail vs being the cool landlord whom the start to think is their friend rather than the manager. Last thing I want is them to get the “o he’s cool he won’t mind” mindset

@Daniel Blackford I actually do require renters insurance, but I’ve never thought to make them add me as an additional insured. That is definitely going to be a requirement from this point on

@Chris London that makes total sense. The contract has its language in it for a reason. They read it (hopefully) and agreed to it by signing it so I should expect them to follow it and enforce it when they do not. I guess trying to make exceptions for what I feel are the “good ones” is actually counter productive.

@Nathan Gesner that is a good point. If they cost me thousands having to replace carpets, laminate flooring, base boards etc. then having them pay on time every months looses it appeal dramatically.

@Karen F. Thank you for your response. I would have to agree their recent actions do not seem like those of great tenants. Renters insurance is required, so telling them they have to get coverage to include the pitbull may just make the situation resolve itself, as you mentioned im sure it would be very difficult and id imagine pretty expensive to find coverage for a pitbull.

@JD Martin thank you for your response and suggestion. I like the idea of telling them im giving them leeway. that still allows me to be firm and stick to the rules however show that im doing what i can to work with them.
