To answer your question, I became interested in real estate because I always wanted to paint my walls all different kinds of colors I know that sounds weird lol but I always wanted the freedom to do so. I am a new member to BP, but I have to say that the Webinars archives under the resources tab have been very helpful in developing my investment strategy. I have been a pro member for a close to a week now and I am real enjoying all the added benefits. If you are new like me I would suggest that you take a look at the webinars.

Thank for the response Ericka, I have since reviewed the resources tab here and I'm beginning to comply a list of the hard money lenders. I don't currently have a property under contract but I hope to soon thank you again for your response. 

I have a few questions about hard money loans such as:

How does one approach a hard money lender? 

What kind of preparation is needed before reaching out to a hard money lender

Are hard money lenders worried about credit scores and if so what is the average score needed to qualify for a hard money loan.

What is the average interest rate you can expect when working with a hard money lender.

And lastly where could you search to find out more information about working with hard money lenders.

I was thinking about purchasing property through an auction in my home town. Does anyone have experience with purchasing real estate via auctions and if so can you please explain the normal process.

I am new to biggerpockets, I am a motivated young man with a full time job as an IT security engineering analyst . I am looking forward to becoming a real estate professional. I have had some experience managing property in the past and would like to try my hand at real estate investing, my ultimate goal is to become my own boss. I would like to make my first purchase in a not so good area and would appreciate any advise from more experience real estate investors on how to go about this in a way where I could maximize profits. any feed back would be very appreciated.

Hello all I don't mean to change the subject in anyway, I am new to the site and I noticed that James Wise added his company name in his signature. So my question is to anyone who can answer, what are the benefits of starting a business to purchase real estate opposed to purchasing real estate in your own name? Also would you suggest that a newbie to real estate investing start a company for their first deals?
